SITUATION

A Vision for the Future of Healthcare

Inova Health System is currently executing one of the most ambitious healthcare redevelopments in the United States: a $1.3 billion state-of-the-art medical campus at the former Landmark Mall site in Alexandria, VA. This 52-acre mixed-use redevelopment includes a 569,000 sq ft. hospital center with 240 beds, a four-story, 111,000 sq ft. Cancer Center, an 83,000 sq ft. Specialty Care Center, and a 550-space parking garage.

To support this massive clinical  environment, the project  required a  mechanical partner capable  of delivering 18 massive units (6 Energy Recovery Units and 12 Air Handling Units) at approximately 1,000,000 CFM of airflow. Because of the project‘s scale and importance, the engineering team at BR+A and the representatives at Advanced Thermal Solutions turned to XNRGY. Having worked with the XNRGY team previously, they understood our unique approach to large projects, our customization capabilities, and our commitment to quality.

CHALLENGE

Complexity, Coordination, and COVID-Era Risk

A project of this magnitude, scheduled for a 2028 opening, presented a series of high-stakes challenges:

Intense Design Constraints
Over a 22-month pre-construction period, the design evolved constantly. This required XNRGY and ATS to work through roughly 400 different iterations of equipment selections to stay aligned with the changing needs of the hospital.

The Sourcing Risk
Inova required the same custom equipment for both their Landmark and Franconia-Springfield campuses. In a post-COVID world, this “standardization“ condition posed a significant risk regarding supply chain availability, lead times, and factory production capacity.

Aggressive Timelines
The sheer volume of equipment required a factory with the bandwidth to handle immense upstream coordination— drafting, engineering, and project management—within a very tight window before a single piece of metal was bent.

The success at Inova Landmark is a testament to what happens when the factory, the rep, and the engineer are in total lockstep. We didn‘t just provide units; we provided a 22-month engineering partnership that de-risked one of the largest healthcare projectsin the country.

OFFERING

The Power of the XNRGY-ATS Partnership

XNRGY didn’t just provide equipment; we provided a dedicated engineering resource. Led by Sr. Application Engineer, Alex Hui, our team became an integral part of the design process from Schematic Design (SD) all the way to 100% Construction Documents (CD).

Technical Excellence
XNFan Array with XNRGY’s inlet acoustical silencer were implemented to reduce unit footprint and pressure drop (bhp), eliminating conventional sound attenuators. Utilizing high efficiency fans ensure peak efficiency (least connected hp) and hybrid ceramic bearing, long-term mechanical reliability that are critical for a 24/7 healthcare environment.

Clinical Grade IAQ
Indoor Air Quality was prioritized through highly customized dynamic filtration, where V8 filters and activated carbon filters were used to reduce pressure drop, extend filter life, and maximize
IAQ for these sensitive environments.

Pre-Construction Synergy
Our team maintained strict adherence to contract documents while providing the flexibility needed to navigate nearly 18 months of design variations. This “factory-to-rep-to-engineer“ loop ensured that every specification was optimized for performance and budget.

RESULT

Seamless Execution and Zero-Delay Delivery

The Inova Landmark project serves as a premier example of what is possible when ownership, engineering, and manufacturing work in total harmony. By integrating XNRGY early in the design phase, the project avoided the typical friction found in massive healthcare builds.

Total Deliverable Success
XNRGY and ATS have hit every single deliverable required by the project, delivering all 1,000,000 CFM of equipment exactly as scheduled.

Risk Mitigation
Despite the aggressive production schedule and the risks inherent in large-scale sourcing, the collaborative effort between XNRGY and ATS ensured that production capacity never became a bottleneck.

Budgetary Precision
Through 22 months of meticulous coordination and multiple budgeting rounds with Inova’s East Region Team, the project remained financially aligned and technically superior.

Exceeding Expectations
By far exceeding many of the project‘s rigid requirements, XNRGY and ATS proved that a dedicated, integrated team can overcome the complexities of a $1.3 billion redevelopment without sacrificing quality or timeline.

The success of this project was largely driven by the two-year collaborative effort with the owner and engineering team prior to bid publication. That early engagement allowed us to align on technical requirements, address constructability challenges in advance, and ultimately deliver a custom air handling solution that was clear, competitive, and well-coordinated.
